Integrated Project Delivery

Integrated Project Delivery (IPD) leverages early contributions of knowledge and expertise through the utilization of new technologies, allowing all team members to better realize their highest potentials while expanding the value they provide throughout the project lifecycle.

The Integrated Project Delivery was jointly developed by the AIA’s Documents Committee and AIA California Council. It is a tool to assist owners, designers and builders to move toward integrated models and improved design, construction and operations processes. The goal is to achieve enhanced design, construction and operations processes.

The uniting of owner, architect, and contractor on a level playing field is conducive to quality delivery. This triad branches out even further when subcontractors and consultants are brought into the equation.

The IPD will introduce a process that engages collaboration and includes the following segements:

  • Legal and Contractual relationships
  • Management Committee
  • Incentive pool
  • Shared Risk/Reward Working Environment
  • Collaborative design assistance
  • Collaborative software
  • Efficient construction
  • Integrated leadership
